After hundreds of inspections and reviewing countless reports from other operators, one pattern is impossible to ignore: the people with the money keep accepting vague conclusions with no evidence behind them.

"Pre-existing." "Maintenance-related." "Environmental." Stated as fact. No moisture readings. No moisture pathway. No causal reasoning. No scope of work. Nothing to actually stand on.

And the people left holding those reports — homeowners, strata committees, property managers — have no way of knowing if they're being told the truth or not. That's what this business exists to fix.

No evidence of cause

A conclusion without a documented moisture source and pathway is an opinion, not an assessment. AFCA has repeatedly ruled against insurers who assert cause without proving it.

If a report doesn't include calibrated readings, there's no objective basis for anything it claims. Without measurements, there is no assessment — just observation.

I'm Shawn Mulley — IICRC-certified in Water Damage (S500) and Mould Remediation (S520), with over seven years working in the restoration industry across Far North Queensland.

I've done hundreds of inspections. I've read even more reports. And I've watched, too many times, as vague, unsubstantiated conclusions were accepted by insurers, strata committees, and property managers who had no way to know better.

I started SM Mould & Water Damage Consulting because I believe people dealing with a mould or water damage problem deserve one thing above all else: a straight answer, backed by evidence, from someone who knows what they're looking at.

I'm not here to tell you what you want to hear. I'm here to tell you what's actually going on and exactly what to do about it — and to build something my family can be proud of in the process.
